Overview of Irish Beach
The following information has been gathered from various sources and some of it is subject to change over time. We believe it to be accurate and will do our best to keep is updated to the extent that new information is developed and changes occur. Much of what is today the Irish Beach subdivision was owned by the Acquistapace family who settled in the area around 1911. The family ran a dairy for several decades until the local creamery in Manchester went out of business. They then sold the dairy and turned to raising sheep and a few head of beef cattle. In 1964 John Acquistapace and his mother sold the ranch to William Moores Sr. and his wife Gertrude. They retained a few acres for themselves and John and wife Bea still reside in Irish Beach next to the original family home nestled against the hills on the east side of Hwy 1. Mr. Moores dream was to establish a development along the coast primarily for people who wanted a second home. The first subdivision map was recorded in June of 1965. The surviving children: sons William and Gordon; daughters, Margaret and Rebecca; still control much of the undeveloped property through the family corporation (Mendocino Coast Properties) and in various combinations with their spouses and other family members. The family operates real estate firms and rental agencies in Irish Beach. Today the subdivision has some 460 parcels on which approximately 165 homes have been constructed. The parcels average about 1/3 acre but some are slightly larger. Although most homes are weekend homes and vacation rentals, several folks have decided to make this area their permanent residence and there are about 40 permanent households. Construction of a home is subject to recorded CC&Rs (Covenants, Conditions and Restrictions) within Irish Beach, in addition to county and state permits and regulations. The CC&Rs are interpreted by the Architectural Design Committee. Irish Beach has its own water district and currently has sufficient water to supply over 350 homes. Fire protection is provided by the Irish Beach Volunteer Fire Department in conjunction with Redwood Coast Fire Protection District and the California Division of Forestry (CDF) when their station in Point Arena is manned during the fire season. Telephone service is provided by SBC and electricity by PG&E. Several Internet Service Providers are available, but there are no high speed lines (i.e.: DSL). Satellite is the best service for high speed connection. There are recreational areas in Irish Beach that are operated and maintained by a club (Irish Beach Improvement Club). Use is limited to members of the club and their guests. The Manchester School District and the Point Arena Union High School District serve this subdivision and school bus service is available to all schools. Regarding geologic conditions, Irish Beach lies within a couple of miles of the San Andreas fault. A severe earthquake could cause strong ground motion and this should be considered in construction, particularly on or near steep slopes. Irish Beach truly is a beautiful location and in many respects is a very unique community. The prospective buyer might do well to obtain as much information as possible regarding regulations, property prices, drainage, easements, septic, etc. prior to purchase of a home or lot.
