Easements and Right-of-WaysProspective property owners and residents should be aware of any easements or right-of-ways that could affect the use and development of their property. A title search of the property should show any deeded easements. PG&E has easements for both underground and elevated power lines. Numerous low voltage elevated power lines are located in the older sections of Irish Beach, and a single high voltage elevated power line runs north and south, just east of Highway One. In addition, there are high and low voltage underground power lines within the subdivision. The Irish Beach Water District maintains a variety of easements for the transport of water throughout the district, and the County of Mendocino maintains various easements for the purpose of drainage. Telephone lines in Irish Beach are located underground. The local telephone company, SBC, assumes responsibility for repairs outside the property line while repairs inside the property line are the responsibility of the owner. Prospective residents of Irish Beach should be aware that there is no natural gas available, and most of the home heating is accomplished with the use of propane.
