As explained in the Overview of Irish Beach, groups of lots are organized into units and different units are subject to different CC&R's. Prospective home owners/builders should contact the Irish Beach Architectural Design Committee to determine which CC&R's apply to their property. Some of the language in the CC&R's is ambiguous and open to interpretation based on the opinion of each member of the Irish Beach Architectural Design Committee, and a matter of contention within Irish Beach has been interpretation of the CC&R's. A ruling by the Design Committee can result in considerable expense to redraw plans or revise proposed design features. Hence, the make up of these committees can be critical to all members of the community when construction of new homes occurs or improvements to existing homes are made. There is no traditional homeowners association that can enforce the governing documents, thus it is left to the Irish Beach Architectural Design Committee to interpret the CC&R's. Because of this, it is crucial that we have a committee with the highest integrity and free from any conflicts of interest. This
